Property Management, Personally Managed
At Next Chapter VA Realty, we believe property management should be personal.
We're intentionally different from large property management companies where owners and tenants are routed through call centers, maintenance departments, accounting departments, and automated systems just to get a simple question answered.
When you work with us, you know who is managing your property—and you know how to reach us.
We provide hands-on, concierge-style property management throughout Hampton Roads with a focus on communication, responsiveness, and taking care of your property as though it were our own.
Whether you're moving out of the area, turning your current home into a rental, or building an investment portfolio, our goal is to make being a landlord feel remarkably easy.
Some property management companies are built around volume. Ours is built around relationships.
We intentionally provide a more personal level of service so our owners aren't constantly wondering who to contact or waiting for the right department to respond.
There is no call center.
There isn't an "accounting department" that can only answer your question between certain hours.
You won't have to explain your property to a different person every time you call.
Instead, you have a property manager who knows you, knows your property, knows your tenant, and knows what's happening with your investment.
Communication shouldn't be complicated.
Have a question about your owner statement? Ask us.
Wondering whether the tenant paid? Ask us.
Want to know what's happening with a repair? Ask us.
Thinking about selling instead of renewing the lease? Let's talk about it.
We don't believe you should have to figure out which department handles your question before you can get an answer.
More Than Collecting Rent
Good property management isn't just depositing rent and calling a plumber when something breaks.
We're looking at the whole picture.
We help with marketing your property, tenant screening, lease preparation, rent collection, maintenance coordination, inspections, renewals, move-outs, and the countless little issues that come with owning a rental property.
But we're also paying attention to your investment.
Is the rent still competitive?
How is the property being maintained?
Should we renew the current tenant?
Does a repair make financial sense?
Would it make more sense to continue renting or consider selling?
Because Next Chapter VA Realty is both a real estate brokerage and property management company, we can help you look beyond this month's rent and think about the bigger picture for your property.
We're Here When Things Don't Go According to Plan
Rental properties don't only have problems Monday through Friday from 9–5.
A tenant may report a leak on Saturday.
An HVAC system can stop working after business hours.
An owner might see something on a statement at night and want to understand it.
While not every situation requires an immediate response, you shouldn't feel like your property disappears into a system until the office opens again.
Our owners have direct access to real people who know their properties and can help determine what needs attention and what can wait.
Proactive Property Care
We don't want the first indication of a problem to be when a tenant moves out.
That's why our management approach includes regular property inspections throughout the tenancy.
We generally conduct three inspections each year, including exterior inspections and an interior inspection. These give us another opportunity to monitor the property's condition and identify potential concerns before they become bigger problems.
Your property is an investment. We believe part of our job is helping you protect it.
Frequently Asked Questions
Will I have a dedicated person I can contact?
Yes. One of the biggest differences in our management style is accessibility. You aren't expected to navigate multiple departments to find someone who can answer a question about your property.
How do you handle maintenance?
Your tenant contacts us—not you. We evaluate the issue, coordinate the appropriate response, communicate with vendors, and keep you involved when owner input or authorization is needed.
How do you screen tenants?
We use established rental criteria and review applicable credit, income, rental history, and background information in accordance with Fair Housing requirements.
How often will you inspect my property?
We conduct move-in and move-out inspections, as well as three inspections throughout the year: exterior inspections around months three and nine and an interior inspection around month six.
Following the interior inspection, we'll provide you with an update and photos so you can have greater peace of mind about how your property is being maintained.
Can you help determine what my property will rent for?
Yes. We'll evaluate your property along with current rental market conditions and comparable properties to help determine an appropriate rental rate.
What happens if I eventually want to sell?
You don't have to start over with another company. Because we're also a full-service real estate brokerage, we can help you evaluate whether continuing to rent or selling makes sense for your plans. If you decide to sell, we can handle that transition as well.
But you're never required to list your property with us.
If you prefer to work with another brokerage when it's time to sell, you're always free to do so. We'll cooperate with your chosen real estate professional and help coordinate access and communication with any tenants in place to make the transition as smooth as possible.
